Why move to Epping?
For centuries Epping was a busy coaching town and, by 1800, had at least 26 inns serving travellers making their way from London to Norwich, Cambridge or Bury St Edmunds.
That trend has continued well into the 21st century with Epping proving a popular commuter town of choice for professionals commuting into the capital daily with London’s Liverpool Street station accessible in under 40 minutes.
The M11 motorway gives access to other large towns and cities north of London and with Stansted airport just a few miles way the world is on your doorstop.
Despite being a terminus for the London Underground’s central line, Epping still retains a rural feel and surrounded by Epping Forest and working farmland it makes for a great place for outdoor pursuits and leisure activities.
The town itself is a conservation area with many Grade I and II listed buildings and a popular and well attended market day still held each Monday in the centre.
Whether it be escaping the urban sprawl or adventuring in the beautiful Essex countryside, Epping is well placed to cater for all preferences, with new housing developments in the offing and no shortage of good quality schools in the local vicinity.
Schools & Education
Epping and surrounding areas are served by a total of 38 state primary schools with a further six independent primary schools and three special schools which take primary age pupils.
There are six secondary state schools in the district, of which only Davenant Foundation School, and West Hatch High School have sixth forms.
Epping Forest College is the only other state facility for pupils from 16-19 years.
There are a further three independent private schools in the district, two of which (Chigwell School and Guru Gobind Singh Khalsa College) have sixth forms.
The three highest performing schools as per the latest round of inspections are Chigwell School, Davenant Foundation School and Debden Park High School.
More information on researching and finding good schools serving the Epping area is available via the Schools Guide.
Working in Epping
The most dominant sectors for employment in the district are distribution, hospitality, banking and finance and public services.
Growth in employment has been most strong in the construction industry and the transport and communications sector.
As might be expected due to the availability of transport links and proximity to the city there is a strong commuting workforce into the capital.
General Information
Once you have relocated to your new home in Epping, there is a whole host of important things you need to organise.
Below is some practical information which may prove helpful.
Things to Do in Epping
The tourist industry is healthy here with plenty of attractions and local amenities to draw visitors to the area.
One of which is the towns location on the northern edge of Epping Forest, London’s largest area of open space with more than 6,000 acres of woodland.
The forest offers many leisure pursuits, including everything from walking, running, cycling, horse riding, angling, football and golf.
The forest is now owned by a charity and managed by the City of London and Epping residents are very proud of it.
Epping also has a solid reputation for fine dining and plays host to a number of well regarded restaurants.
The George and Dragon pub and restaurant is a unique setting with its traditional Georgian exterior contrasting sharply with its contemporary and traditional décor.
The outside courtyard is the perfect spot for a pre-dinner tipple or replenishing beverage.
Property Prices
As a desirable and affluent area with good transport links property in Epping is expensive.
Currently the average property price is £622,000, well above the national average.
You can purchase a two-bedroom apartment for around £375,000 or a two-bedroom terrace house for £476,000. A semi-detached property costs around £580,000 and a large detached family home at around £956,000.
There are a lot of elderly people living in large homes in the area and when they decide to downsize they usually want to stay in Epping.
The town also attracts families from London searching for a more rural lifestyle. The most expensive homes are to be found on Theydon Road and Coopersale Street where properties fetch well over £2,000,000.
Epping has a wide range of properties, from period cottages and Victorian and Edwardian terraces to modern houses and flats.
The surrounding quintessentially-English countryside offers an excellent selection of idealistic country homes.
If you prefer a new build, Epping currently has a stylish new development located in the village of Coopersale, close to Epping, offering six 2-bedroom apartments.
The houses are built by B3@Home, a home ownership brand created by B3Living, a housing association based in Hertfordshire.
