Buying in Rennes is definitely a good investment. After a shaky couple of years which saw property prices decline across the region of Brittany, prices have begun to stabilise and yet despite this Rennes still ranks among one of France’s most affordable cities.
The city centre boasts a number of high-timber framed houses that date back to the 16th century. But there are also newer style apartments and larger detached family homes outside of the centre.
Due to the high proportion of students living in the city and attending Rennes University, it also has a thriving buy-to-let market. Prices in the centre are very affordable (averaging around €3,334 euros per square metre, compared to €10,567 euros in Paris).
As long as you are an EU citizen, there are no restrictions when buying property in Rennes.
There are various steps to owning property in France, but the major ones are:
Decide which area you’d like to live in.
Find a property that matches your needs and budget.
Engage a French estate agent to draw up the agreement between buyer and seller (Note the buyer covers all of the legal fees and taxes, which usually amount to 7.5 % of the purchase price).
Sign a compromis de vente – a preliminary agreement between both parties.
Engage a notaire (lawyer) to carry out the relevant checks including land registry, ownership rights, boundaries, and rights of way.
Sign an acte de vente (a sale contract).
France has a dense network of medical practitioners, and there are doctors’ surgeries (called ‘cabinets’) even in very small towns.
The healthcare system in France is very well regarded and was ranked number one in the world by the World Health Organization the last time it carried out ranked reviews.
Expats are eligible for public healthcare providing they can prove they’ve been consistently living in France for at least three months.
European citizens can attend and receive medical services from any French doctor using their European Health Insurance Card (EHIC) if they are visiting France temporarily.
For those moving permanently or longer than three months you must register with a primary doctor (médecins traitant).
To register with a doctor in France you will need to complete a form and return it to your doctor who will register with the local Caisse Primaire d’Assurance Maladie (CPAM).
Rennes has well-developed national road, rail and air links. Local transport is based primarily on an extensive bus network (consisting of 65 lines) and travel is cheap, clean and efficient.
The city’s light metro line offers services across France. Its main railway station, the Gare de Rennes, is one hour twenty-seven minutes away by TGV high speed train from Paris. It also operates direct services to other major cities including Lyon, Marseille, Lille and Strasbourg.
The city is an important hub of Brittany’s motorway network and is surrounded by a ring road known as the Rocade (national road 136) which connects it to many other towns and cities in France.
Saint-Malo can be reached in 45 minutes, Nantes in 1 hour, Brest in 2 hours and 30 minutes and Paris in just under 4 hours.
Rennes Brittany Airport (Saint-Jacques) is located 4 miles from the centre of the city and has long-standing flight connections to destinations all over Europe and beyond.
As the city enjoys a very healthy economy, there is plenty of opportunities for expat employment.
Being able to speak French will give you a much greater advantage and will certainly ensure that you get a higher paid position.
The local economy is primarily based around agricultural products for export and for distribution within the region and across France in general.
Other possible areas of employment include car manufacturing, telecommunications and the digital sector, (France Telecom currently employs around 1200 workers). Other large firms located in Rennes include the restaurant conglomerate Groupe Le Duff and PSA Peugeot Citroën.
